Commission is negotiable and is set in the listing agreement. I do not promise or advertise a rate. You will see exactly what is proposed, and what other closing costs to expect, before you sign.

How do you decide on a price?
We review recent sold homes, your home’s condition and what is competing with you, then choose a range together. I give you my honest opinion; the final price is your decision.
Do I need to make repairs first?
Not always. We will make a short prep list together and weigh each item against what it is likely to matter to buyers.
What costs come out of the sale?
Usually the agreed commission, title and closing costs, any repairs you agree to, prorated taxes, and your loan payoff. We will estimate these together before listing. I do not promise a final net.
