Lender and title company finalize the paperwork.
Final walkthrough
A last look before closing.
Close and get keys
Sign, fund, and move in.
Questions worth asking here.
Flood and drainage
Ask about past water intrusion, read the seller’s disclosure, and check flood maps and drainage for the address.
Insurance
Get homeowners and flood insurance quotes before you are under contract so the monthly cost is no surprise.
Inspections
A foundation, roof and HVAC inspection is usually worth it. I will point you to the right professionals.
Buying questions
The ones I hear most.
Do I need to be pre-approved first?
It is not required to start talking, but it is the smartest first step. It tells you your budget and shows sellers you are serious. I can suggest lenders, and you choose who to work with.
How are you paid when I buy?
Compensation is negotiable and set in a written buyer representation agreement that we review together before touring homes. I will explain how it works in plain language.
What is the option period?
In Texas it is a short, negotiated window after the contract starts when you can inspect the home and back out for any reason. The cost and length are negotiated in the contract.
Can I see homes on your site?
This site is not an MLS search. Tell me your budget, areas and must-haves and I will send matches and set up tours.
Is there help with the down payment?
Some Texas and local programs exist. Eligibility and terms are set by each program or lender and change often. A lender can tell you what you may qualify for.
Tell me what you’re looking for.
A short conversation about budget, timing and must-haves. No pressure, no commitment.

Let's talk about your move.
Tell me where to reach you and what you are planning. It is a conversation, not a commitment.
